IMPORTANT NOTICE REGARDING 2025 ASSESSMENTS

The 2025 equalized assessments are complete and will be published on Sept 18, 2025

The 2025 Assessments can be found here

   https://assessments.kendallcountyil.gov/current-assessments/

In order to provide the most efficient and prompt service, we ask that you email us at cscalise@kendalltwp.com

Assessments are determined by a property’s value as of January 1, 2025.  The market “today” is not reflected until the 2026 assessment year.  Illinois State Statute (35 ILCS 200/1-55) mandates the use of sales studies for the three most recent years preceding the assessment year to obtain the fair cash value for a current assessment year.  The 2025 assessment considers sales from 2024, 2023 and 2022.

Please be advised that as a taxpayer it is NOT necessary to hire legal counsel or any type of tax appeal firm representative when seeking an assessment reduction.

If you have any questions or concerns about your equalized assessed value, we encourage you to contact the Assessor’s office. In order to provide the most efficient and prompt service, we ask that you email us at cscalise@kendalltwp.com. We can also be reached by telephone at (630) 553-6525 and we will promptly return your call if we are helping others. Please provide three comparable properties located in your same neighborhood in the same style and similar livable square footage (200sf +/-) of your home’s livable square footage.  Other items that may affect value are location, amenities, construction quality and condition.  There could be more factors that affect a property’s value and will be determined as a property is individually analyzed.

2025 Assessments can be found here: https://assessments.kendallcountyil.gov/current-assessments/

Upon completion of your assessment review and if an agreement of value has not been reached you may file a formal appeal with the Kendall County Supervisor of Assessments.  The web address is  https://www.kendallcountyil.gov/offices/assessments/forms.  There you will find instructions and forms for property assessment appeals. The 2025 appeal period will be between Sept 18, 2025 through Oct 20, 2025. Please note that a review does take some time for our office to complete so we may not be able to complete all requests received after Oct 13. After this date, please proceed with preparing the formal appeal paperwork in the event that we cannot offer a favorable response.

*** If your goal is to decrease your tax burden, having your assessment reviewed and lowered is only a small part of the process. Taxing authorities levy for taxes which determine tax rates. The tax rate is calculated by dividing the amount of taxes to be raised by the total assessed value of property. ***

Taxing Authorities

Taxing authorities include government bodies such as school districts, park districts, municipalities, library districts and the township. As taxpayers, we demand certain levels of service from these taxing bodies which are paid for through our taxes.

Tax Spending divided by Total Assessed Value equals the Tax Rate Percentage
